  • This urban gap site at Piershill Terrace in the Meadowbank area of Edinburgh had been identified by the BLOCK NINE team many years ago as an obvious development opportunity. As such we established the ownership of the site, and had also undertaken a feasibility and ‘fit study’ in an effort to not only unlock this derelict site, but also to attract interest from some of our existing developer clients.

    It was successfully purchased at auction in 2018 by our developer client who appointed us to maximise what could be incorporated on this brownfield site. The surrounding context of typical four-storey residential Edinburgh tenement buildings suggested a residential development would be the most suitable use for the site.

    The developed proposals were ultimately expanded into a total of 1 residential units with a combination of 1, 2 and 3 bed units across the ground and typical floors, with a large 4-bed penthouse unit. The proposals are for a six-storey building with the top floor set back to minimise its visual impact from street level.

    The block was to be clad in red sandstone panels to tie in with the surrounding tenement buildings, whilst the top floor penthouse level would be clad in a dark grey zinc cladding to tie in with the tone of the adjoining existing slated roof.

    The existing pattern and rhythm of projecting bay-windowed street scape was analysed while developing the proposed front elevation and the proposals incorporated a contemporary take on this with the inclusion of projecting balconies at typical floor levels of similar scale and rhythm to the existing bay windows.

    Currently we are preparing proposals to submit a planning application in early 2023.
