  • BLOCK NINE are currently working closely with Northumberland Street Properties (North) who specialise in redeveloping vacant sites and existing buildings in central Edinburgh. This is the most recent in a number of projects we have collaborated with them. The existing building was a 4-story building on Canongate currently used as office space - historically it was originally used as the sugar store as part of the Holyrood Brewery complex. The building is category B listed and is located within the Old Town Conservation area as well as within the Edinburgh World Heritage Site.

    Their aim of the project was to redevelop the building to create 11 short term commercially managed holiday lets and a ground floor commercial unit. The brief for this project was born out of the high demand for short term holiday lets in Edinburgh which see an all year-round demand for this style of accommodation especially during the Edinburgh Fringe festival in August. We prepared an initial feasibility study looking at possible arrangements which was reviewed by both the clients and their agents. Following positive feedback form this study the client proceeded to purchase the building and appoint us for full architectural services for the project.

    The existing roof loft space will be adapted to create a penthouse unit with a zinc clad dormer with views across the city to the Salisbury Crags and Arthur’s Seat. Construction works commenced in Spring 2020 with the works completed in September 2021.
