Architectural Fees.

At BLOCK NINE we are committed to bringing value for money to each of our projects. As such, we pride ourselves in providing premium architectural services at a fair and reasonable rate.

Our fees are individually tailored to your project and will be calculated with a number of factors in mind. These may include (but not be limited to):

  • Construction Value

  • Use Class (e.g Residential, Education, Leisure etc.)

  • Level of Architectural Services (e.g full or partial design services)

  • New Build Project or Works to Existing Building

  • Works to Historic/ Listed Buildings

  • Scope of Works

  • Complexity of Works

  • Project Location

Statutory Fees

For every design project there are usually associated statutory fees set by the relevant councils/ bodies. These may vary depending on the nature of the project and it is important to note that our architectural fees are exclusive of any statutory fees.

Proposal of Services

Prior to commencing any work, we will provide a detailed Proposal of Services which breaks down the services we will provide alongside associated architectural fees.

We like to be transparent with our clients and as such we also provide a full set of “Terms & Conditions” with our Proposal of Services, as well as a copy of the RIBA’s “Client’s Guide to Engaging an Architect” for further information.

Indicative Fees

The tables opposite provide examples of notional architectural fees for both new works and works to existing buildings. The fee % varies between these due to the difference in work scope - for example, with works to existing buildings, there is an inherent risk in unknowns whereas with new builds, there are usually more certainties.

As mentioned, the “use class” of a project fundamentally affects the fee proposal. These are universal and are classified as follows:

Use Classes

Class 1 - Industrial, Logistics, Storage Sheds, Surface Car Park
Class 2 - Factory & Warehouses, Stables, Car Parks
Class 3 - Offices, Showrooms, Transport Hubs, Halls of Residence
Class 4 - Apartment Blocks, Shops, Bars, Restaurants, Hotels
Class 5 - Residential Houses & Flats

Proportion of Fee/ Work Stage

Our professional fees are usually broken down proportionally as follows:

Stage 1-2 (Outline Proposals) - 20%

Stage 3 (Detailed Proposals) - 20%

Stage 4a (Building Warrant) - 20%

Stage 4b (Tender) - 15%

Stage 5a (Construction) - 25%
