  • Our developer contractor client appointed us to undertake the development of their own, and their neighbour’s properties which had been extremely problematic and unsuccessful in a previous planning application attempt. Block Nine proposed to begin the project by undertaking a thorough pre-planning application with their consultancy team which allowed for existing and indicative proposed floor plans and 3D massing model options, with precedent and over shadowing studies for each massing option.

    Block Nine worked closely with the client and their trusted Planning Consultants (JLL) throughout the pre-application planning process. Acknowledging the feedback from the Planning department, and gaining a clearer understanding of the key issues for the previous refusal and what was likely to obtain planning approval, further massing model options and layout concepts were configured to achieve the best possible outcome for our client and their properties.

    The brief for the first property included accommodating an open plan living/kitchen and dining space, utility space and shower room on the ground floor. The first-floor hosts two bedrooms and a family bathroom, and the second floor contains two further bedrooms and a master ensuite. The brief for the second property allowed two ensuite bedrooms to be accommodated at the first-floor level, with the second floor hosting a master ensuite and a south facing external space.

    Accommodating 2 contemporary homes within a striking design to the facades of the property, whilst retaining relatively traditional forms was critical to the success of the long awaited planning application. Work on the building warrant is now complete with work due to start on site in late 2023.
