  • Block Nine were appointed to undertake a number of feasibility studies to explore a variety of industrial layouts on this 2.5 acre industrial site in Brucefield Industrial estate in the South West of Livingston in the Central Belt of Scotland.

    As architect and lead consultant, a number of studies were undertaken to explore the existing conditions of the site, including the appointment and commissioning of a project team to initiate ground investigations, topographical surveys and coal mining reports.

    Due to the orientation of the site, it was critical from the initiation of the masterplan and phasing design, to ensure the functionality of the vehicular access and egress arrangements, as well as the accommodation of service yards, turning areas and parking requirements.

    The shape and proportions of the site presented a challenging, iterative Masterplanning process, however close coordination with the client and design team resulted in a feasible design solution to ensure the site layout was fully functional, accommodating a 2 phased development of 35,000sqft of Class 5 / 6 accommodation for this site which was designated under the West Lothian Local Development Plan.
